How we work

A clear process. No surprises.

Architecture is a long commitment. We make it a straightforward one — with honest advice, clear communication and a process that keeps you informed at every stage.

Every project moves through seven stages. Some stages are brief; others take months. The pace is set by the project, not by us. What stays constant is the quality of thinking at each stage and the clarity of what we hand you at the end of it.

Initial Consultation

1–2 hours

We listen before we draw.

The first meeting is about understanding your project — what you want to achieve, what constraints exist, and whether we are the right studio for the work. We will give you honest feedback on feasibility, likely costs and the planning route. There is no charge for an initial consultation.

Survey

1–2 weeks

Accurate drawings are the foundation of good design.

Before any design work begins, we carry out a measured survey of the existing building. This produces a precise set of existing drawings — floor plans, sections and elevations — that form the base for all subsequent design work. Accurate survey drawings prevent costly errors later.

Concept Design

2–4 weeks

The design takes shape.

We develop the design concept — exploring options, testing ideas and refining the scheme until it is right. You will see sketches, diagrams and early drawings. We present options and explain the thinking behind each. The concept design stage ends when you are satisfied with the direction.

Planning

8–12 weeks (council determination)

We manage the planning process end to end.

Once the design is agreed, we prepare the planning application — drawings, documents and any supporting reports — and submit it to the local authority. We liaise with the planning officer through the determination period and advise on any conditions or amendments required. Householder applications typically take 8–12 weeks to determine.

Note

We advise on permitted development where applicable — some projects do not need planning permission.

Detailed Design

4–8 weeks

Every detail resolved before work begins.

With planning secured, we develop the full technical package — construction drawings, specifications, structural coordination and interior design. This is where the quality of the finished building is determined. We resolve every detail on paper so that contractors can build with confidence and without costly variations.

Tender

3–4 weeks

The right contractor at the right price.

We issue the tender package to a shortlist of contractors, manage the tender process and analyse the returns. We advise on contractor selection — not just on price, but on programme, track record and fit with the project. A well-run tender protects your budget and sets the right tone for the construction phase.

07

Construction

Varies by project

On site, on programme, on budget.

During construction we make regular site visits, chair progress meetings, review and certify contractor payments, and manage any design queries that arise. Our role is to protect your interests — ensuring the contractor builds what was designed, to the quality specified, within the agreed programme and budget.
